Hotels, short-term rentals, cleaning, real estate. The modules you need, your brand, your database. And if you run more than one business, all of them in one place.

The problem

Every business you add brings another four subscriptions.

A PMS for the hotel. A second tool for the rentals. A spreadsheet for the cleaning crews. And at the end of the month, someone copying numbers from one into the other.

4

platforms per business

Scattered data

Each with its own login, its own format, its own export. Nothing talks to anything, so the integration is you.

Six of them today. Yours comes switched on; the rest stay out of the way until they are needed.

The actual product

This is not a picture. It's your working day.

What you are actually looking at

  • The balance comes from the server, never added up in the browser.
  • Check-out is blocked while the folio is unsettled.
  • Closing the day requires a preview. It cannot be undone.

Architecture

One database per client. Not a column holding the client id.

Isolation is not a rule in the application that someone can forget to write. It is the boundary of the database itself.

  • the next client

No foreign key between databases. A query written carelessly in one client has nothing of the other to read. How the isolation is enforced →

Modules per client

What isn't switched on doesn't appear in the navigation and doesn't answer on the API.

Permissions per role

Owner, manager, staff. The owner sees everything; the other two are configured module by module, from a starting set per industry.

Portals of their own

Guests, clients and owners come in by link, with no account and without seeing the rest.

Portugal

The paperwork files itself.

Built for operating here, not translated halfway from an American product.

  • check-in records

    SIBA report

Comes out of what the guest filled in, with a preview before you export.

    AIMA

  • the month's stays

    Nights and arrivals

Grouped by the guest's country of residence, in the format the institute asks for.

    INE

  • platform commissions

    Reverse-charge VAT and Modelo 30

A Booking commission is an invoice from a Dutch company, an Airbnb one from an Irish company. The VAT is self-assessed at 23% and the payment goes on Modelo 30.

    AT

  • revenue per property

    VAT and income tax

With each property's own rate and coefficient.
